What is an “Ice Dam”?


An ice dam, as it pertains to a home or structure, is a buildup of ice in the low points of a roof. You will often see them accumulate on the edges or valleys of a slanted roof. Ice dams will form when accumulated snow melts and tries to run off the roof edges. The snowmelt is a result of warm air leaking out of the house. The most common scenario of this is inadequate attic insulation causing the house

heat to warm the underside of the roof resulting in snowmelt. The snowmelt will re-freeze on the edges of the roof where the roof temperature is much lower. As this process continues ice will start to build up in the form of a wall and icicles on the roof’s edge.

Ice dams can lead to a variety of issues both on the interior and exterior of the property. Shingle and roof damage can occur. Wood can rot. Paint may peel. Interior water damage may occur do to roof leaks. Sheathing, insulation, and sheetrock can be affected by the water. Water pooling may also take place in areas of the home.

There are many possible solutions to consider when resolving these issues. Having your property’s insulation professionally inspected is important to ensure maximum heat retention. Minimizing snow accumulation on your roof will also decrease the chances for ice dams to build up. These are just two examples to help you avoid future issues.
