What are those black streaks on my roof?


Those streaks on your roof are actually a hardy type of blue-green algae called Gloeocapsa Magma, a type of algae that thrives in the eastern part of the U.S.


What is the impact on the roof?


Obviously aesthetics, the roof looks dirty or "moldy". It will impact the function of the roof in terms of its reflectivity resulting in higher energy costs. The roof can become slippery; shingles will eventually lift resulting in premature roof deterioration, and providing a possible route for blown rain intrusion.

What causes it?


Inorganic food sources such as the limestone asphalt shingle filler, airborne spores, bird/animal waste, moisture, and typically a northern exposure. These food sources actually feed on the roofing shingles limestone filler.

How would you clean my roof, and is it safe?


We apply under very gentle pressure a industry proven cleaning detergents, followed by a low-pressure rinse. Stay away from any contractor who would use a high pressure washer on your roof. Additionally, we carefully and thoroughly rinse all plants and grass surrounding the house before, during, and after the application. The process we use is recommended by ARMA (Asphalt Roofing Manufacturers Association www.asphaltroofing.org) and is safe for your home, family, pets, and any adjacent landscaping.

Do I have to be home for the estimate or during the cleaning?


No. We can inspect your roof and mail or email a written estimate if you're not home. You don't have to be home for the cleaning either, but before you leave please bring pets inside, make sure all doors and windows are closed securely, unlock any gates, and move your vehicles into the garage or out to the street. We will need to use your exterior water spigots during the process, so please make sure that we'll have access to them.

Will the algae return?


Conditions vary, but generally, you can expect your roof to stay clean and beautiful for at least four years before the algae becomes noticeable again. There are also some algae preventers which can be applied post cleaning as well. Entire roof cleanings come with a three-year guarantee that your shingles will remain algae-free. This guarantee is also transferable in the event that you sell your home.

Partial roof cleanings are not recommended and do not come with a guarantee. Roof algae is not visible to the naked eye in its early stages, so while it may not be visible in some areas, it's most likely already there and under development. Algae growth is slowed in areas that receive more sunlight, but eventually it will become visible. That's why it's so important to treat the entire roof surface.
